What is Board of Directors?
The board of directors is the group of owners elected to govern the association, set the budget, enforce the documents, and hire vendors on behalf of all members.
Board members are volunteers with real legal authority and real legal duties. They act collectively — an individual director has no authority to approve an architectural request, waive a fine, or direct a vendor unless the board delegated it in an open meeting.
The board's core responsibilities are financial (adopt a budget, fund reserves, collect assessments), operational (maintain common areas, contract with vendors), and governance (enforce documents consistently, run elections, keep records).
The most common failure mode is not malice but bandwidth. Volunteer boards get consumed answering the same resident questions repeatedly, leaving less time for reserve planning and vendor oversight — the work that actually protects property values.
