What is Violation Notice?

A violation notice is written notification to an owner that a condition or behavior appears to breach the governing documents, starting the compliance process.

A typical enforcement sequence is a courtesy notice, a formal notice with a cure deadline, an opportunity for a hearing before the board, then a fine or other remedy if unresolved. The precise steps are set by state law and the association's enforcement policy.

Due process matters more than the underlying rule. Notices should identify the specific provision violated, describe the condition and date observed, state what will cure it, give a deadline, and explain the owner's right to respond or request a hearing.

Owners who believe a notice is wrong should respond in writing before the deadline rather than ignoring it — silence usually advances the process to fines.
